Berry Announces Fall 2007 Real Estate Transactions
Industrial Leases
Matthew Day represented
Bathfitter Tennessee, Inc. in the lease of 6,750 square feet at 434
Industrial Lane in Birmingham.
Office Leases
Edwin Moss and Bill Gunn
represented a high end kitchen appliance center in the lease of 1,900
square feet in the Phoenix building, located at 2717 2nd Avenue South.
Doug Stockham represented the owner of the One
Highland Place Building in the lease of 1,758 square feet to Burke,
Harvey, & Frankowski. The law firm extended their lease and took on
additional space to accommodate the growth of their firm.
Doug Stockham and Brennan Chamblee represented the
owner of the new 12,000 square foot Chelsea Towne Station in a lease to
Global Recruiters of Chelsea.
Doug Stockham represented the owner of 2524 Central
Avenue in the lease of 2,740 square feet to MDM Design Studio, leaving
3,719 square feet available in the 9,871 square foot complex. The
remaining space can be subdivided and the targeted tenants are retail
shops and professional office.
Philip Currie and Christopher Thames
represented Quadrant Properties, LLC in leasing an office suite in the
Towne Centre to Peoples Bank of North Alabama.
Retail Leases
Matthew Day represented
America’s Thrift Store in the lease of a 35,000 square foot building
located at 3225 Rainbow Drive in Rainbow City, Alabama.
Matthew Day represented Matt
Jones Gallery, specializing in international artists, in lease of +
7,500 square feet of space in the J.F. Day & Company Building located at
2830 6th Avenue South in Birmingham. Current tenants in the J.F. Day &
Company building are J. F. Day & Company/Pella Windows and Doors, The
Matt Jones Gallery, specializing in international artists, Hothouse
Design Studio, specializing in unique accessories and floral
arrangements and Avondale Distributors, Inc., specializing in fine
window fashions. There are 44,000 square feet of retail/office and
service warehouse with potential spaces ranging from 2,500 and 10,000
square feet. Due to J. F. Day & Company’s growth, the company, while
maintaining its local sales offices at the 6th Avenue location, has
relocated its distribution operation within the Birmingham City limits
in the West Oxmoor area where it serves a 5 state region for Pella
Corporation. The company has owned the building and property at 6th
Avenue and is now redeveloping it into 44,000 square feet of
retail/office and warehouse with spaces ranging from 2,400 to 10,000
square feet.
Retail Sales
Bill Gunn represented the
seller of a mixed use building at 2814 Petticoat Lane in Mountain Brook
Village. The building will be home to an Oriental Rug Showroom & Sales
Company. In years past, the building was best known as “Richard’s of
Mountain Brook”, a fine clothing store for men.
Bill Gunn represented the
sellers of two properties on Hoover Court, formally a neighborhood
grocery store and sports bar. The redevelopment by RGS Properties, Inc.,
Dick Smaltz, will include a Publix Grocery and Starbucks Coffee. Gunn
also represented an owner in an IRS code 1031 exchange where the Arby’s
Restaurant on Chalkville Mountain Road was acquired as replacement
property for the former grocery store.
Doug Stockham represented the seller of the Carlile’s
Barbeque property, located at 3511 6th Avenue South, in the sale of the
3,266 square foot building. The purchaser purchased the operating
business also and is continuing to operate the restaurant.
Office / Warehouse Sales
Matthew Day represented JAS
Development, LLC in the purchase of a + 13,940 square foot
office/warehouse building on West Valley Avenue.

Court, in a 5,662 square foot lease to Walgreen Co.
Bill Gunn - 50,000 square
foot lot with 15,000 square foot building leased to Southern Link
Property acquired by Tower Lot 1, LLC.

15,000 square foot building leased to Southern Link. The property was

lessor, Soho Square, LLC, located at 1830 29th Avenue, in a 2,137 square
foot lease to Jennifer Harwell Art.
Industrial Sales
Bill Gunn represented the
sellers of a 17,000 square foot warehouse and a 30,000 square foot lot,
located at 1st Avenue North and 5th Street, to Thomas McCarroll.

square feet of office and warehouse space in Hueytown, AL in the lease
of the building to US Vesuvius.
Office Building Leases
Philip Currie represented
National Merchants Solutions, Inc. in the lease of their new 3,794
square foot office suite at 22 Inverness Center from West Harris of
Harris Tynes.
Philip Currie represented
Medical Ventures, Inc., based in Nashville, with the relocation of their
Birmingham office to Cahaba Valley Business Park. The lease was for 2,
340 square feet located at 714 Cahaba Valley Circle.
Doug Stockham renewed the office leased in Fort
Walton Beach for Bhate Environmental Associates.
Doug Stockham represented Saltillo, LLC in the
renewal of the Nel Bran building on 3rd Ave. S. in the Lakeview
District. The lease was for 9,900 square feet of office and warehouse
space.

for medical development adjoining Northwest Medical Center.

approximately 11 acres at the Chalkville Road exit of I-59 in
Trussville, which is being developed as medical office and hotel site.
Industrial Property Sales
Bill Gunn represented Sound
Real Estate, LLC, the seller of a 10,000 square foot warehouse at 1304
2nd Ave. S. Gunn says, “It’s hard to find drive-in and dock loaded space
of this size in the medical center market.”
Matthew Day represented Reel
Deep, LLC in the purchase of two buildings at 441 University Blvd.
totaling 16,840 square feet. This will be the new showroom and office
for Service Tech, Inc.
Retail Leases
Matthew Day leased 3,500
square feet of retail space at 518 29th St. S. to Hothouse Design
Studio.
Edwin Moss and Doug Stockham
leased 4,500 square feet of restaurant space at 1312 Cobb Lane to the J.
Clyde. New owners have opened this brand new restaurant on Cobb Lane.
The J. Clyde has Southern fare with European flair.

Jennifer Harwell Art Gallery in the move from its current location in
Homewood to SOHO Square’s South Building, Suite 130. The suite was
leased from the Oakley Group, Inc.
